Not sure where you're looking to buy but if it's in Edinburgh you might need a bit more than £9-10k. There's lawyer fees which were something like £600-800 for me, and furnishing costs can blindside you if you've not got help with that kind of stuff or are able to do stuff through gumtree. Just based on my experience, work out how much everything is going to cost you then save an extra grand before you do it. I wish I had a little bit extra, would've made stuff a lot easier.
I was the same, was quite lucky that my dad gave me money for my deposit so I could use my savings on the furniture and fees.
The mortgage lenders were more interested in my bank statements and what direct debits I was paying than my non existent credit history, in fact I don't remember credit history/rating being mentioned once in the whole process.
