Most developments have factors written into the title deeds. Very hard to get rid of them but think it can be done with a reseidents association voting to change them.

They cut the grass round the perimeter and keep the trees trimmed back over the entrance pillars. Never see any litter so they might pick that up.

Factors for flats seem to cost far more than housing developments. They're an absolute racket.
We pay £85 a year for where our house is which includes the communal grass/planted areas and upkeep of the play parks ( :begbie: ).

See on the original point of factor fees for joint 'luxury' and social housing, that guardian article was interesting. There is criticism of the separate entrances, but if buyers want 5 star hotel style entrances and concierges, is that a cost that social housing should meet? I.e. should we spend public money to pay top up costs so the mega rich can have a 24 hour bell boy and a blinging gym? On the other hand do you say, well the social housing should have access anyway, despite resentment that will bring?
This wont be the case for all but sometimes another thing to think about is that quite often the "luxury" flats wont really be that, but flats owned by fairly normal punters who are mortgaged to their eyeballs, and paying these ridiculous sums for their 2 bedroom boxes because of the london housing bubble, where for the great wealth creating contribution to the economy of simply owning a flat in London for ten years you earn hundreds of thousands of pounds. Having said that, I was reading in private eye that city of westminster are supposed to charge a fine for not including social housing, and is basically waiving, or seriously reducing the fines, allowing developers free reign to pie the social housing at will. Also there are the disgraceful scenes where existing council or social housing is knocked down, and then new developments built with a few token flats at "affordable" rates which price all the previous tenants out of the market. |
